期房一般指在建的、尚未完成建设的、不能交付使用的房屋。即指开发商从取得商品房预售许可证开始至取得房地产权证（大产证）为止，在这一期间的商品房称为期房，消费者在这一阶段购买商品房时应签预售合同。 一般情况下，期房的价格较低，挑选余地较大，但由于是先付款后交房，因此购房消费的过程和结果要依赖于购房合同约定的权利义务的履行，而购房合同的履行，不仅受开发商自身经营的影响，还受到许多客观因素的制约。期房制度由于有各种利弊，目前在中国有取消的趋势。
