当事人双方就财产租赁中相互权利义务达成的协议。合同中明确规定租赁财产的名称、数量、用途、租赁限期、租金和租金交纳期限，租赁期间财产维修保养的责任、违约责任等条款。按合同规定，出租人将出租的财产按规定时间和标准交给承租人使用，承租人向出租人交付租金，租金标准按国家统一规定或双方协商议定的数额付给。财产租赁的标的物，必须是法律允许用于租赁使用的流通物品。
