相对于毛坯而言，批量精装房分为简装修与精装修两种。根据由建设部制定的《商品住宅装修一次到位实施导则》要求，精装修住宅在交房屋钥匙前，所有功能空间的固定面全部铺装或粉刷完成，厨房和卫生间的基本设备全部安装完成。 《商品住宅装修一次到位实施导则》要求开发单位为住宅装修的第一责任人，承担相应的责任，而不是由物业公司作为责任人。精装修住宅要分为不同标准，设立样板间由住户来进行选择：房屋的售价中应该包括房屋的工程成本和装修成本两个组成部分，并要在合同中标明。按照这一规则，精装修的住宅被分为普通住宅、中高级住宅和高级住宅三个档次，今后消费者如果购买精装修住宅，可以按照这一标准对采光、照明、室内温度、隔音效果、甚至每间屋子里有几个电源插头，做一个详细比照。
