房屋转租，是指承租人在租赁期间将其承租房屋的部分或者全部再出租的行为，包括以联营、承包经营和合作经营等名义，将承租房屋交付给他人使用并获得租金性质的保底收益的，均为房屋转租。
房屋转租的租期，不得超过原租约的租期。
