租值消散理论或租值耗散理论(The Theory of Rent Dissipation)是当代产权经济学的重要理论之一。租值消散理论的核心是,本来有价值的资源或财产,由于产权安排方面的原因,其价值(或租金)下降,乃至完全消失。租值消散的租值,概念没有很严谨,它是指无主的、没有界定清楚为谁属的收入,在竞争下会消散,在边际上会下降为零。说是租值,是说有了权利界定或有了主人的会存在,但无主的会消散。在边际上消散为零,在边际之内可能还会存在,是因为竞争驱之不去,因而有了主人。
租值消散意味着本来有价值的资源或财产由于一些原因而价值下降或价值消失。
