复式住宅是受跃层式住宅的设计构思启发，在建造上仍每户占有上下两层，实际是在层高较高的一层楼中增建一个1.2米的夹层，两层合计的层高要大大低于跃层式住宅（李氏设计为3.3米，而一般跃层式为5.6米），复式住宅的下层供起居用，炊事、进餐、洗浴等，上层供休息睡眠用，户内设多处墙式壁柜和楼梯，中间楼板也即上层地板。一层的厨房高2米，上层贮藏让高1.2米，上层直接作为卧室床面，人可坐起但无法直立。
